The clock that sets everything
1. Three tracks, one winner
Since 9 October the house runs on three tracks at the same time. They are not alternatives to choose between up front — they run in parallel, and the first one to produce a signature wins while the other two are pulled that day.
| Track | What it is | Price | Where it lives | Status |
|---|---|---|---|---|
| Sell | 188 Echo Point (house + half-acre), split from the shop parcel which keeps the 186 address | $319,000 (relist); floor discussed privately | Nancy Bergeron / KW listing · /flyers/ | 6 weeks live, 1,420 Zillow views, 117 saves, no offer |
| Rent (long-term) | House only, 12-month lease, shop not included | $1,800/mo + utilities, deposit $1,799, half off month one | 186echopoint.com, Craigslist, Zillow Rental Manager | Live since Oct 5; no inquiries yet |
| Short-stay | “Lake + podcast studio” experience, nightly | TBD nightly | wholevoyage.com | Listed; lowest priority of the three |
2. Where it stands today
3. Scorecard
| Area | Grade | What we have | What holds it back |
|---|---|---|---|
| The asset | A | 2,151 sf single-level brick ranch, half-acre, beamed great room, sunroom, lake-area, free & clear, two clean parcels | Nothing structural — the house is not the problem |
| Pricing room | A | No mortgage, so any number works; $319K is already well under the ZIP median psf | A below-median price only helps if buyers see the page |
| Sale reach | C | MLS + Zillow via a leading agent; 1,420 views | Views without an offer = wrong price or wrong audience; no Austin-expat push running yet |
| Agent output | C | Top-selling local agent with real resources and network | Six weeks, no offer, no visible marketing beyond the standard listing — resources not yet deployed |
| Rental reach | D | Own site, Craigslist ($5 paid), Zillow Rental Manager package ready | Zillow not confirmed syndicated; no Facebook Marketplace, no local groups, no PM has bitten |
| Own media | B | Live rental site, flyers, three photo albums, schema markup, FAQ | No paid boost, no retargeting, few inbound links |
| Short-stay | D | Listed on wholevoyage.com | No booking channel (Airbnb/VRBO), no nightly price, no calendar |
| Terms / incentives | A | Half off month one, no app fee, split deposit, year-2 rent lock | Strong offer, but only works once traffic arrives |
| Deal readiness | B | Parcels split, note is clear on the house parcel, bridge-loan fallback identified | Shop needs its own electric service before it’s fully stand-alone (not blocking the house sale) |
| Clock management | C | Dual-track plan, pull-the-loser rule defined | No extension signed yet for the Oct 29 outside date |
4. The market (live, Oct 14)
Numbers below are from the daily Redfin public export of the CARMLS / HSBOR feeds on the droplet — a free export, not a licensed MLS feed, so read it as a close estimate, not gospel. 186 Echo Point is in 71913, the Lake Hamilton ZIP.
| Segment | Listings | Median price | Median $/sf | What it means for us |
|---|---|---|---|---|
| 186 Echo Point (us) | — | $319,000 | $148 | 28% under the ZIP median per foot — priced to move if seen |
| 71913 (Lake Hamilton ZIP) | 547 | $375,000 | $206 | We’re cheaper per foot than the typical listing here |
| Hot Springs area (all) | 2,219 | $350,000 | $177 | Median days on market: ~77 |
| “Lake” niche | 134 | $447,000 | $253 | True waterfront commands a big premium; we are lake-area, not waterfront — price and copy must be honest about that |
| “Starter” niche | 213 | $154,900 | $115 | A house-only cut toward ~$245K ($114/sf) lands at the top of starter pricing — a different, larger buyer pool |
| Long-term rent, 71913 3BR | — | ~$1,379/mo | — | $1,800 is the top of the band; justified by size + lake-area, but leaves no slack if inquiries stay at zero |
5. The agent: resources that aren’t converting
The house is listed with a leading Hot Springs agent who has the network, the budget and the track record to sell it — by the owner’s own account, one of the top-selling agents in the state. Six weeks in, that reach has produced traffic and saves but no offer, and no marketing beyond the standard MLS-and-Zillow listing is visible. The resources exist; they are not yet being spent on this house.
- Ask her to deploy, specifically. Not “how’s it going” — a concrete list: a price-position one-pager for showings, an open house, a boosted social campaign, an email to her buyer list, and an agent-to-agent push to Austin relocation agents. Put it in writing so it’s a request with items to tick off.
- Get the Oct 29 extension in motion through her side now. A signed extension of the contingency outside date is the single most valuable thing the listing side can produce this week — it buys the whole plan time.
- Don’t wait on her to be the only channel. We run our own reach (Austin-expat push, network sites, rental syndication) in parallel, so the outcome doesn’t depend on one agent’s calendar.
- Keep it collaborative. She stays the listing agent and earns the sale; we are adding fuel, not going around her. The flyers and the comps argument are built to hand to her, not to compete with her.
6. Our position
A settled, below-market lake-area ranch that can be had three ways — buy it, rent it, or stay in it — from an owner with total pricing freedom and a real deadline. That flexibility is the edge almost no other listing in 71913 has.
- Free and clear is leverage. No mortgage means the price can move the day it needs to, a rent-to-own or bridge structure is possible, and a tenant’s deposit and rent are pure upside, not debt service.
- Two parcels, already split. The house sells on its half-acre; the shop keeps the 186 address and stays with the owners. No replat, no waiting on the county — a buyer gets a clean house tract.
- Honest about the water. It is a block off Lake Hamilton, not waterfront. Saying so plainly in every channel stops the disappointing showing and attracts the buyer who actually wants lake-area-at-a-fair-price, not a dock.
- We own the distribution. A whole WholeTech network, an Austin-expat audience, our own live site and flyers — reach a normal seller can’t buy. That is how a six-week-stale listing gets a second launch.
- Terms that remove every excuse to wait. Half off month one, no app fee, split deposit, year-two rent lock on the rental side; a below-median, flexible price on the sale side.
7. The plan
Phase 1 · This week (by Oct 29) · Protect the Austin deal and relaunch
- Extension first. Get a signed extension of the Mariposa Oct 29 outside date moving through both agents today; it buys every other step time. Paul + agents
- Hand Nancy a deploy list in writing: open house, boosted social, buyer-list email, Austin relocation-agent outreach, a price-position one-pager. prompt 1
- Relaunch the listing copy everywhere to lead with the honest hook (below-median lake-area ranch, flexible terms) and kill the waterfront ambiguity that wastes showings. prompt 2
- Stand the comps page back up at /comps/ as the pricing argument (it was live in September; it’s not now). prompt 3
Phase 2 · Now–Nov 15 · Pour reach into the rental
- Confirm Zillow Rental Manager is live and syndicating (Zillow, Trulia, HotPads) from the prepared package, and that the listing matches the site. Paul posts prompt 4
- Facebook Marketplace + local groups: draft the post and the five best Hot Springs / Lake Hamilton rental groups to post it in. prompt 4
- Property-manager follow-up by phone, not more email — the ones already emailed 3× get a call, not a fourth message. Paul calls
- Boost the rental page in our own network (bnbhot.com featured band, WholeVoyage, relevant Austin/relocation sites) with clean canonical links. prompt 5
Phase 3 · Now–Nov 30 · The Austin-expat sale push
- One honest landing page for buyers aimed at Austin / Texas relocators: why Hot Springs, the numbers, the flexible terms, the flyers, a showing CTA — linked from our network, never with borrowed rankings or “best of” anything. prompt 6
- Syndicate the for-sale story across WholeTech Austin-audience sites with a link back to the listing and the landing page. prompt 5
- Price ladder, pre-decided: write down the dated step-downs (and the house-only ~$245K option that opens the starter-buyer pool) so a cut is a decision already made, not a panic. Keep the floor in /_private/. prompt 7 Paul sets floor
Phase 4 · Optional · Light up the short-stay track
- Only if sale and rent both stall: stand up a real nightly channel (Airbnb/VRBO), set a nightly price from comparable Lake Hamilton stays, and lean on the podcast-studio angle as the differentiator. prompt 8
- Keep it last — it’s the slowest to cash and the most work to run. —
Phase 5 · On the first signature · Pull the losers, same day
- If it sells: pull the rental ads (site, Craigslist, Zillow, bnbhot band, PM emails), tell Nancy the rental is down, stop the short-stay. prompt 9
- If it rents: pull the sale — tell Nancy, take down the for-sale landing page and flyers’ sale framing, stop the short-stay. prompt 9
- Record it in the house-sale memory and the money HQ so the whole network is consistent the next morning. —
8. Targets
| Measure | Today | By Oct 29 | By Nov 30 |
|---|---|---|---|
| Mariposa contingency | Outside date Oct 29, no extension | Signed extension or a contract on the house | Resolved |
| Sale offers | 0 | 1+ showing booked from the new push | 1+ written offer |
| Agent marketing beyond MLS | None visible | Open house + 1 campaign live | Buyer-list email + Austin-agent outreach done |
| Rental inquiries | 0 | 3+ | 10+ / 1 signed lease |
| Rental distribution channels | 3 (site, CL, Zillow pending) | 6 (incl. FB Marketplace, groups, network) | Syndicated + boosted |
| Comps / pricing page | Down | Live again at /comps/ | Refreshed daily |
| Referring links to our pages | ~0 | 5+ network links | 15+ |
9. Risks and guardrails
- Don’t double-commit the house. The three tracks run at once, but the instant one produces a signature the other two come down the same day. Never let a signed lease and a signed sale contract coexist.
- The Oct 29 date is real money. Missing it refunds the earnest money and can cost the Austin place. An extension is cheaper than a re-cut deal — chase it first.
- Honesty about the water. Lake-area, not waterfront; no private dock. Say it in every channel. Fair-housing (Equal Housing) language stays on the rental; no steering, no “ideal for” a protected group.
- Never the owner’s real name in public copy. Institutional voice only on anything public-facing; sensitive contacts, access and pay stay in the gated /_private/ vault.
- Our own words, our own facts. No scraping anyone’s listings, no borrowed “best of” / ranked / award lists in any marketing. Facts (prices, DOM, comps from our own export) are fine; a publisher’s compilation is not.
- Ask before nginx, DNS, auth, email-sending or money. Content and copy deploys are fine; anything that changes the server, sends mail, or moves money waits for Paul.
- Market data is an estimate. The Redfin export lags the MLS and excludes some listings. Use it to argue, not to quote as official.
- The rich site is canonical. The homepage is hand-deployed — back up before touching it, and never let a generator rerun flatten the live copy.
10. Claude prompts to carry it out
Run these from the C:\Users\walhu\websites folder, one per session. Each stands alone and repeats the guardrails so a fresh session can’t drift. Use the copy button and paste the whole thing.
CONTEXT (read first): 186 Echo Point is a Hot Springs AR house we are trying to SELL (relisted as 188 Echo Point at $319,000, house + half-acre; the shop parcel keeps the 186 address and stays with the owners). Listed with Nancy Bergeron (KW, a leading Hot Springs agent). Six weeks live, 1,420 Zillow views, 117 saves, NO offer. The sale funds the Mariposa #206 purchase in Austin, whose contingency OUTSIDE DATE is Oct 29, 2026. House is owned free and clear. GUARDRAILS: never the owner's real name in public copy (institutional voice only); honest that it is lake-AREA, not waterfront, no dock; Equal Housing; our own words and facts only, never scrape or reproduce anyone's best-of/ranked lists; drafts only for anything sent to Nancy or a buyer — Paul reviews and sends; ask before any nginx/DNS/auth/email-send/money change. TASK: Draft (do NOT send) a short, concrete written request to Nancy that asks her to deploy her resources on this specific house, as a checklist she can tick: (1) an open house date, (2) a boosted social campaign, (3) an email to her buyer list, (4) agent-to-agent outreach to Austin/Texas relocation agents, (5) a one-page price-position sheet for showings using our comps. Separately, draft the message that gets a signed EXTENSION of the Mariposa Oct 29 contingency outside date moving through both agents now, explaining why (protects everyone's time while the relaunch runs). Keep both in Paul's plain voice, paste-ready, no tracking URLs. Save as Gmail drafts and show them here.
CONTEXT (read first): 186echopoint.com is LIVE as a rental listing ($1,800/mo + utilities, deposit $1,799, half off month one, available Jan 1 2027), at /var/www/186echopoint.com on root@143.198.182.180. The homepage is HAND-DEPLOYED (no cron rewrites it); generator is C:\Users\walhu\websites\_night\echopoint-rent\echo_gen.py (imports _night\leadville\lv_style.py). Phone on the site is 501.365.1001, email walhus@gmail.com. There is ALSO a for-sale track (188 Echo Point at $319,000 via Nancy Bergeron). GUARDRAILS: lake-AREA not waterfront, no dock — say it plainly; Equal Housing on the rental; never the owner's real name in public copy; our own words only; back up the live homepage before any change and never let a generator rerun flatten it; ask before nginx/DNS/auth/email/money. TASK: Tighten the rental listing copy and the flyers so every channel leads with the honest hook — a below-median, lake-area brick ranch with flexible terms — and removes any wording that could read as waterfront. 1) Back up the live homepage to /root/site-backups/186echopoint/ first. 2) Edit the copy in echo_gen.py (or the homepage directly if that's where the live text lives — check which is canonical), rebuild, and deploy, keeping the schema/FAQ accurate. 3) Review /flyers/ for the same honesty and the same hook. Show before/after for the hero, the FAQ "is it on the water" answer, and the fine print. Verify live with curl and report what changed.
CONTEXT (read first): The daily comps/pricing page for 186 Echo Point used to live at 186echopoint.com/comps/ (and a private mirror), generated by /opt/realty-template/build-comps.py on root@143.198.182.180 from /opt/realty-template/listings/data/listings.json + stats-*.json + changes-*.json (a Redfin public export of CARMLS/HSBOR — NOT a licensed MLS feed; it lags and excludes some listings, so label it an estimate). Current stats.json is dated 2026-10-14: 71913 median $375,000 / $206 psf (547 listings); Hot Springs area median $350,000 / $177 psf / ~77 DOM; lake niche median $447,000 / $253 psf. 188 Echo at $319,000 = $148/sf, ~28% under the ZIP median per foot. GUARDRAILS: our own facts only, no scraping or reproducing anyone's ranked/best-of lists; the pricing argument is OURS, from OUR export; ask before nginx/DNS/auth/money; verify live with curl. TASK: Find out why 186echopoint.com/comps/ is no longer serving (the _private/comps dir is empty on the droplet; stats data is fresh). Rebuild the public comps page from build-comps.py so it shows Echo Point's rank in the 71913 band, lake-named comps, price cuts and day-by-day history, with an honest "data is a Redfin export estimate" line. Redeploy, confirm the 5:10am cron still regenerates it, and verify live with curl. Report the current numbers the page shows and what $319K vs ~$245K (house-only) would rank.
CONTEXT (read first): 186echopoint.com is a LIVE rental listing ($1,800/mo + utilities, deposit $1,799, half off month one, Jan 1 2027). A Zillow Rental Manager package is prepared in Downloads\echo-rental-zillow\ and a Craigslist set in Downloads\echo-rental-craigslist\. Paul posts to Craigslist/Zillow himself (their terms ban software posting); I PREP. Phone 501.365.1001. GUARDRAILS: lake-AREA not waterfront; Equal Housing; never the owner's real name in public copy; our own words only; I never post to Craigslist/Zillow/Facebook myself — I draft and Paul posts; ask before nginx/DNS/auth/email/money. TASK: Maximize rental reach without me posting to any third-party platform. 1) Confirm from the prepared Zillow Rental Manager package that the listing is complete and consistent with the live site (price, deposit, availability, photos, pet policy "ask us"), and list exactly what Paul needs to click to publish and syndicate (Zillow, Trulia, HotPads). 2) Write a paste-ready Facebook Marketplace rental post and a shorter neighborhood-group version, and name the 5 best Hot Springs / Lake Hamilton rental & community Facebook groups to post in. 3) Write a one-line text and a short email Paul can send to the property managers already contacted, framed as a follow-up (phone-first for the ones emailed 3x). Everything paste-ready, clean URLs only, no tracking params. Show it all here.
CONTEXT (read first): We want more eyes on 186echopoint.com (rental) and on the 188 Echo Point sale. We own the WholeTech network (droplet root@143.198.182.180) including bnbhot.com, wholevoyage.com and Austin-audience sites. bnbhot.com already has a Featured-rental band and a /rentals/186-echo-point/ page. GUARDRAILS: additive only — never clobber richer existing pages, back up first; clean canonical URLs only, no tracking wrappers (unwrap any inbound URL first); our own words and facts, never scrape or reproduce anyone's best-of/ranked lists; lake-AREA not waterfront; never the owner's real name in public copy; content deploys are fine but ASK before nginx/DNS/auth/email/money; verify live with curl. TASK: Add tasteful, honest cross-links from the right network sites to the 186 Echo Point rental page and the 188 Echo Point sale, so both get real referring links. 1) Refresh the bnbhot.com Featured-rental band and /rentals/186-echo-point/ to match the current live terms. 2) Add a relocation/lake-living mention with a link where it fits naturally on wholevoyage.com and one or two Austin-relocation-relevant network pages. 3) Keep every link a bare clean canonical URL. Back up each page before editing, show before/after, deploy, and verify each link live with curl. List every page you touched.
CONTEXT (read first): We are selling 188 Echo Point (house + half-acre, split from the 186 shop parcel) at $319,000 via Nancy Bergeron, Hot Springs AR. The house is free and clear. We have an Austin/Texas audience across the WholeTech network. 186echopoint.com is live (currently the rental listing) at /var/www/186echopoint.com on root@143.198.182.180. Market (Redfin export, 2026-10-14, an estimate): 71913 median $375,000/$206psf; ours $148/sf. GUARDRAILS: lake-AREA not waterfront, no dock — say it; never the owner's real name in public copy; our own words and facts only, NO scraping and NO reproducing anyone's best-of/ranked/award lists (a real DMCA happened on this network); back up before changes; ask before nginx/DNS/auth/email/money; verify live with curl. TASK: Build one honest, well-designed landing page aimed at Austin/Texas buyers thinking about Hot Springs — why Hot Springs (lake, national park, cost of living, in OUR words from OUR facts), the house and the numbers, the flexible free-and-clear terms, the flyers, and a clear "book a showing / contact the listing agent" CTA. Use the site's existing house style (check the live homepage and _night\echopoint-rent\echo_gen.py). Put it at a new path like /for-sale/ or /austin/ WITHOUT disturbing the live rental homepage (back it up first). Add it to the sitemap, keep it honest and link-clean, deploy, and verify live with curl. Show the copy here before it goes wide.
CONTEXT (read first): 188 Echo Point is listed at $319,000, house free and clear, in a market where 71913 median is $375,000/$206psf and ours is already $148/sf (Redfin export estimate, 2026-10-14). There is a house-only ~$245,000 option ($114/sf) that opens the larger "starter" buyer pool. The sensitive true floor and financing details live in the gated /_private/ vault, NEVER on the public strategy page. GUARDRAILS: the floor and any financing numbers go ONLY in /_private/ (auth-gated), never public; our own facts only; ask before money moves; this is a planning doc, not an action — no price change is made without Paul. TASK: Write a dated price-ladder plan for the sale: the trigger (days with no offer / no showing) and the step-down at each stage, including when the house-only ~$245K reframe is considered and what it unlocks (starter-pool buyers, parity with the Mariposa contract). Put the REASONING and the dates on a note in /_private/ (gated), and keep the public strategy page's /plan/ pointing to it without revealing the floor. Do not change any live price. Show the ladder here for Paul to set the actual floor.
CONTEXT (read first): Lowest-priority third track for 186 Echo Point: a nightly "lake + podcast studio" short-stay, currently only listed on wholevoyage.com. Only pursue if BOTH the sale and the long-term rental have stalled. House is in Hot Springs AR, lake-AREA (not waterfront). GUARDRAILS: honest about the water; never the owner's real name in public copy; I DRAFT listings and Paul publishes to Airbnb/VRBO himself; our own words and photos only; ask before any money/channel/account change. TASK: Prepare (do not publish) a short-stay launch: a nightly price derived from comparable Lake Hamilton short-stays (research, cite sources, mark as estimate), a listing title and description leaning on the podcast-studio differentiator, a house-rules + amenities draft, and the exact steps for Paul to stand up an Airbnb and/or VRBO listing and a booking calendar. Note what would need to come DOWN on the sale/rental tracks if this one ever takes a booking. Show it all here; publish nothing.
CONTEXT (read first): 186 Echo Point runs three tracks at once — sell (188 Echo Point via Nancy Bergeron), long-term rent (186echopoint.com, Craigslist, Zillow), short-stay (wholevoyage.com). RULE: the first track to get a signature wins; the other two come down the SAME DAY. Live site at /var/www/186echopoint.com on root@143.198.182.180; bnbhot.com has a Featured-rental band and /rentals/186-echo-point/; homepage is hand-deployed. GUARDRAILS: back up before changes; I can pull our OWN pages/ads but Paul removes Craigslist/Zillow/Airbnb posts himself; tell Nancy in a drafted message, Paul sends; ask before nginx/DNS/auth/email/money; verify live with curl; update the house-sale memory and money HQ afterward. TASK (fill in which track won): If it SELLS — pull every rental surface (186echopoint.com rental framing, bnbhot featured band + /rentals/186-echo-point/, the network cross-links), list exactly which Craigslist/Zillow posts Paul must take down, draft the "rental is down, we're under contract" note to Nancy, and stop the short-stay prep. If it RENTS — pull the sale surfaces (for-sale landing page, flyers' sale framing, sale cross-links), draft the "please withdraw the listing" note to Nancy, and stop the short-stay. Either way: back up first, deploy, verify live with curl, and update memory + money HQ so the whole network is consistent. Report everything taken down and every message drafted.
